Ask someone with stronger credit and steady income to cosign or guarantee your lease, or use a third-party guarantor company if no one can. Then apply with pay stubs, bank statements and landlord references, and check your own credit reports for errors before the landlord does.
A low score, a collection or a late payment can end an application before anyone looks at your paycheck. The landlord pulls a report you may never have seen, and an error on it costs you the same as an accurate mark would. Fixing what is wrong and adding a stronger name to the lease are two separate jobs, and both need to happen before you apply.
Who can cosign your apartment lease when your credit is low?
A cosigner needs stronger credit than yours, often 680 to 700 or higher, plus verifiable employment or income and no major rental or eviction problems. On a $2,000 monthly rent, a landlord asking for three, four or five times the rent wants a guarantor earning $6,000, $8,000 or $10,000 a month, and some landlords use annual income instead.
A stable financial history rounds out the profile. Requirements vary by landlord, so the multiple your landlord names is the one that counts.
What can you do if no family member or friend can cosign?
Third-party guarantor companies provide a rental guarantee for a fee, so you do not need a personal cosigner. TheGuarantors, Insurent and Leap are three to investigate, and each sets its own eligibility, fees and participating properties.
Not every landlord accepts these companies. Ask the property before you pay an application fee.
Where can you find apartments that accept a guarantor?
Start with private landlords and small property management companies, which tend to be more flexible on credit and may consider a guarantor. Large apartment communities often run formal guarantor programs, individually owned condos may screen more loosely, and third-party guarantor programs can accept applicants without a personal cosigner.
Look for landlords who evaluate your overall financial situation rather than automatically rejecting anyone below a particular credit score. That screens out properties where an application fee would be wasted.
What documents should you bring to apply with a guarantor?
Bring your last 2 to 3 pay stubs, an employment verification letter, bank statements showing available funds and references from previous landlords. Your guarantor brings proof of income and, if the landlord requests it, credit information.
What must a landlord tell you if your credit report costs you the apartment?
A landlord that denies you, or sets worse terms such as requiring a cosigner, because of a credit report must tell you so. The notice names the reporting company that supplied the report and tells you that you can get a free copy and dispute anything inaccurate.
Under the Fair Credit Reporting Act, Section 615(a) (15 U.S.C. 1681m(a)), a person who takes adverse action based in whole or in part on a consumer report must give notice of the action. The notice discloses the numerical credit score used, names the consumer reporting agency with its address and telephone number, states that the agency did not make the decision, and tells you of the right to a free copy of the report from that agency within 60 days and to dispute the accuracy or completeness of any information in it.
Section 615(a) to (c) and (h)(8) (15 U.S.C. 1681m) adds that the notice may be oral, written or electronic. The score disclosure must be written or electronic and covers the information in Section 609(f)(1)(B) to (E), including the range of possible scores, the key factors that adversely affected the score, the date it was created and who provided it.
How do you dispute credit report errors before you apply for an apartment?
Dispute the items on your report that are inaccurate, incomplete or unverifiable before a landlord pulls the file. The Federal Trade Commission’s text of the Fair Credit Reporting Act (15 U.S.C. § 1681), revised 2026 (Federal Trade Commission, 2026), gives a consumer reporting agency 30 days to reinvestigate a disputed item, counted from the date it receives the dispute notice (FCRA § 611(a)(1)(A)).
That window applies when you dispute the completeness or accuracy of an item in your file and notify the agency directly, or indirectly through a reseller. Start early enough that the 30 days run out before you apply.
Scores or report data that do not match are a theme in Kikoff’s reviews: 29 of its 104 most recent 1 and 2 star reviews raise it. A 1-star Trustpilot review of Kikoff by Darinette H. on July 22, 2026 reads: “The score kickoff will have on their app for you, won’t be the same as other major companies will have for you!”
Which credit-dispute tool fits you before you apply for an apartment?
The tools differ in price, in how many of the three bureaus they reach and in whether you or the company sends the letters. The table sets each one’s published price, bureau reach and Trustpilot score side by side for a renter who needs errors fixed before a landlord pulls the file.
If you have already paid for a tool and watched nothing change, the reviews describe the same experience. On Trustpilot, 77 of Lexington Law’s 131 most recent 1 and 2 star reviews say they paid for months and nothing changed, and 22 of Dispute Beast’s 34 say the same. A one-star review of Dispute Beast from Chanbi on August 1, 2026 reads: “Support appears to go to an AI Bot and does not provide option for a representative.”

How CreditRefresh drafts your dispute letters before you apply for an apartment
Skip the paperwork. Start your dispute.
CreditRefresh drafts your FCRA dispute letter and tracks the 30-day investigation window. You review, approve, and send. You stay in control.
Get StartedCreditRefresh pulls your credit reports from all three bureaus (Equifax, Experian, TransUnion) and uses AI to scan for errors and FCRA violations. It flags items that look inaccurate, incomplete, unverifiable or too old to report, and for each flagged item drafts a tailored, print-ready FCRA letter with your name that cites the specific FCRA rights it stands on.
Refresh Monitoring is $49.99 a month. You review and sign every letter before anything is mailed. Members who work the full program and see no bureau score rise above where they started can claim back every Refresh Monitoring payment under our 100% money-back guarantee, a refund promise and never a score promise; the conditions are on the guarantee page. CreditRefresh is not a law firm, its letters are not legal advice, and we promise no score, removal or timeline.
FAQ
Is a cosigner responsible for the rent if you cannot pay?
Yes. A cosigner or guarantor is someone with stronger credit and financial stability who agrees to be financially responsible if you cannot pay rent.
What if your guarantor earns less than the landlord’s income rule?
Requirements vary by landlord. Some use annual income requirements instead of a monthly multiple of rent, so ask the landlord which test applies to your guarantor.
Do landlords check the guarantor’s credit as well?
The guarantor provides proof of income, and credit information if the landlord requests it. Have both ready when you submit your application.
How can you tell which landlords look beyond a credit score?
Look for landlords who evaluate your overall financial situation rather than automatically rejecting anyone below a particular credit score. Asking before you apply helps you avoid spending application fees on a landlord that rejects bad credit outright.
Will every landlord accept a guarantor company instead of a cosigner?
No. Not every landlord accepts third-party guarantor companies, and these companies have different eligibility requirements, fees and participating properties.
What decides whether a credit dispute changes your score?
Outcomes depend on what is on your report. Whether a score moves after a deletion depends on what the item was and how it relates to everything else in the credit file. The three scores can move independently and by different amounts, depending on each bureau’s file and how the deletion was processed.
Can you cancel Refresh Monitoring anytime?
Yes. Refresh Monitoring has no contract and no lock-in, so you can cancel whenever you want, with no setup fee and no cancellation fee.
Who mails the dispute letters, and what does mailing cost?
You can print and mail each approved letter yourself, or have RushMail, the mailing partner, send it for a small per-letter fee. RushMail is a separate optional order, with the total shown before payment.
CreditRefresh reads your reports from all three bureaus, flags items that look inaccurate, incomplete, unverifiable or too old to report, and drafts a letter you review and sign before your landlord pulls the file. Backed by a 100% money-back guarantee.
