All four loan types want a real credit-report error settled before underwriting, but they differ in who writes the rule: Fannie Mae and Freddie Mac set theirs in their own guides, FHA sets its in the HUD handbook (which treats medical items differently from other debts), and VA guarantees the loan while each lender applies its own requirements. The sensible move on any of them is to dispute real errors early and talk to your loan officer before you apply.
If you are staring at a wrong balance or a collection that is not yours, the fear is that one open dispute will stall the whole loan. An error that is still open when the lender pulls your file is the one thing all four rulebooks leave as your problem to settle.
Who decides whether a disputed account can stay open on each loan type?
The program behind your mortgage decides, and each one writes the rule somewhere different: Fannie Mae and Freddie Mac in their guides, FHA in HUD Handbook 4000.1, and VA through the lender that makes the loan. Fannie Mae’s rule shows how much the engine’s answer matters: if Desktop Underwriter issues an Approve recommendation using the disputed tradelines, no further documentation or action is necessary (Fannie Mae Selling Guide).
That is the easy case. When Desktop Underwriter approves the loan only with the disputed tradelines left out, the lender must investigate them. If you are not responsible for the accounts, the lender must get supporting documentation before it can deliver the loan as a DU loan. Disputed medical tradelines are different: they do not appear in the disputed tradeline message, so lenders are not required to investigate them (Fannie Mae Selling Guide).
Freddie Mac runs the same test through Loan Product Advisor, which tries to qualify the loan with the disputed tradeline in place (Enact Mortgage Insurance, 2023). Your loan officer knows which rulebook will read your file, so ask before you apply.
How do Fannie Mae and Freddie Mac treat a disputed account?
Both agencies let their engine try the loan first, and both send it to a person when the engine cannot decide. At Freddie Mac, manual underwriting is required for loans that come back from Loan Product Advisor as Caution, and for those that come back invalid, ineligible or incomplete, as well as loans never submitted (Freddie Mac Single-Family Seller/Servicer Guide, 2022).
An Invalid result is what Loan Product Advisor returns when it cannot reach a decision on the disputed tradeline, so an open dispute can push a loan into that manual queue.
Fannie Mae handles a confirmed error on manual loans in a way that rewards fixing it first. If the credit reporting company confirms the disputed information is incorrect or incomplete, and underwriting must finish before the files are corrected, the lender cannot use your credit scores. It must judge risk from your traditional credit history instead (Fannie Mae Selling Guide, 2017). A correction that lands before underwriting keeps your scores in the file.
What do VA lenders require when a credit dispute is open?
VA guarantees the loan, and each lender applies its own requirements on top, so the answer for a VA loan comes from your lender as much as from VA. VA’s handbook lets a lender consider a Veteran’s claim of bona fide or legal defenses to an unpaid debt, except when the debt has been reduced to judgment, and the underwriter documents the reason on VA Form 26-6393 (VA Lenders Handbook, 2019).
VA does not require charge-offs and collection accounts to be paid off, but judgments, federal debts and liens must be paid in full or have a written repayment agreement (VA Credit Standards Course). Identifiable medical collections or charge-offs can be disregarded, with no payoff or explanation required, unless the item has been reduced to a lien or judgment (VA Credit Underwriting presentation, 2023). Ask your lender what it needs for a disputed account before you apply.
What should you do about a dispute before applying for a mortgage?
Dispute the real errors now, with the bureaus and the furnishers, so the investigation can finish before a lender pulls your file. A credit reporting company generally must investigate a dispute within 30 days of receiving it (Consumer Financial Protection Bureau, 2025). While it investigates, the account can carry a note that the item is disputed, and a lender pulling your report can see it.
Rapid rescore is not a substitute for starting early. You cannot request one on your own; it goes through your lender (American Express, 2024). The lender pays the fee to the credit bureaus and cannot pass it to you directly (Experian, 2025).
Dispute only what is inaccurate, incomplete, unverifiable, or too old to be reported. That is the right the Fair Credit Reporting Act (1970) gives you, and it does not cover accurate items. Before you pay any collector, ask it to prove the debt is yours, the amount is right, and it has the right to collect. Money sent on a debt that is invalid or cannot be verified may be wasted, and it does not automatically repair your credit.
Follow the CFPB’s published procedure in order, bureau first and furnisher second (Consumer Financial Protection Bureau, 2026):
- Dispute the information with the credit reporting company or companies in writing. Explain what you think is wrong and why, and include copies of supporting documents. The CFPB’s instructions and template letter are a guide.
- A mailed letter carries your contact information, the report confirmation number if you have one, each error with its account number, a clear explanation, a request to delete or correct it, a copy of the report page with the disputed items circled, and copies (not originals) of your documents.
- Send it by certified mail with a return receipt if you want a record that it arrived.
- You can also contact the credit reporting company online, by mail, or by phone.
- Keep copies of your letter and everything you send.
- The credit reporting company must investigate, forward your dispute and information to the furnisher, and report the results to you. It can skip a dispute it reasonably decides is frivolous or irrelevant, but it must tell you within five business days of that decision.
- Then dispute with the furnisher (your bank, landlord, or card company) in writing by certified mail. Furnishers generally must investigate and respond within 30 days.
- If the furnisher gave wrong information, or it cannot be verified, it must update or delete the item and notify the credit reporting companies.
The finding and the drafting are the slow part. CreditRefresh reads your credit reports, finds items that look inaccurate, incomplete, unverifiable, or too old to be reported, and drafts a ready-to-send dispute letter for each. It flags things like wrong balances, misreported late payments, accounts that aren’t yours, and duplicates.
What goes wrong with the dispute tools mortgage borrowers try first?
You may already have paid for a tool that did not do the job, and the reviews of the tools borrowers try first show where they break. On Trustpilot, Credit Karma holds a 1.1 TrustScore across 915 reviews, 72% of them one-star, and its Direct Dispute reaches TransUnion only. Of its 197 one- and two-star reviews among its latest 200, 34 say nobody answers.
Dispute Beast shows 4.2 across 2,091 reviews. Of its 33 one- and two-star reviews among its latest 200, 21 say they paid for months and nothing changed. In a two-star Trustpilot review of Dispute Beast on September 6, 2026, Nat wrote: “Dispute Beast did Nothing for me but took my payments. There’s an extra fee for each letter the system sends on your behalf.”
Lexington Law shows 3.2 across 624 reviews, and 79 of its 134 one- and two-star reviews among its latest 200 say the same thing.
If you paid and got nothing, you lost a month you needed before an application. That is the cost to count.
Settle a real credit error before any lender pulls your file
Which loan you pick decides whose rulebook reads your file; how early you find and dispute the real errors on all three reports decides whether any are still open when it does.

Frequently Asked Questions
Does the loan type change how the credit bureaus handle my dispute?
No. The Fair Credit Reporting Act (1970) sets one free reinvestigation process for any disputed item and names no loan type. The bureau must tell the furnisher about the dispute within 5 business days, and it must give you written results no later than 5 business days after the reinvestigation ends.
How long does a bureau have to investigate a credit dispute?
A bureau has 30 days from the day it receives your dispute (Fair Credit Reporting Act, 1970). It can take up to 15 more days if you send relevant information during that window. A dispute made after you receive a free annual report is to be completed within 45 days.
How do I withdraw a dispute I already filed?
At Experian, you can cancel an active dispute through its online Dispute Center, by phone, or by mailed written request, and the item stays on your report while the “account in dispute” notation comes off (LegalClarity, 2026). If you re-file the same dispute on the same basis with no new information, the bureau can treat it as frivolous and end the investigation within five business days of that decision.
How long can an old negative item stay on my credit report?
Collections, charge-offs and other adverse items can be reported for seven years, and bankruptcy cases for 10 (Fair Credit Reporting Act, 1970). For a collection or charge-off, the seven years begin 180 days after the delinquency that led to it. Check the item type and its dates before you assume the window has passed.
Do I have to dispute an error with all three credit bureaus?
Each bureau compiles its own file on you, so check all three reports and dispute with each bureau that shows the error. The CFPB also says to dispute with the furnisher that supplied the information (Consumer Financial Protection Bureau, 2026). CreditRefresh drafts letters for all three bureaus.
CreditRefresh reads all three of your credit reports, flags items that look inaccurate, incomplete, unverifiable or too old to report, and drafts a letter for each one that you review and sign before your lender pulls your file. The 100% money-back guarantee applies to Refresh Monitoring payments.
