Most advice says to freeze every credit file you can find, and for most of the year that advice is right. A mortgage application is the one stretch where it costs you.
A lender has to read your files before it can approve you, and a freeze refuses anyone you have not cleared. Keep open the files your lender reads while it works, then freeze all of them the day you close.
Keep the Files Your Mortgage Lender Reads Open Until You Close
Leave your files unfrozen while a lender is underwriting you. Where a lender pulls three scores, Fannie Mae uses the middle one (Fannie Mae, Selling Guide B3-5.1-02, 2026), so a frozen bureau leaves a gap where a score should be.
Those three scores come from Equifax, Experian and TransUnion. Specialty agencies are different. They keep separate files on bank accounts, utilities, insurance claims and public records, and your lender decides which ones it asks for. Ask your loan officer, in writing, which files the lender will pull.
One more file matters if your lender checks your job or pay. The Work Number, run by Equifax, sells employment and income checks to lenders. If your lender verifies you through it, you want that door open.
While your files are open, watch them. Equifax, Experian, TransUnion bureaus run a free weekly report program at AnnualCreditReport.com. Look for hard inquiries you did not authorize.
Why a Specialty Freeze Can Stall Your File
A freeze says no to every new request, and the file cannot tell your lender from a stranger. Federal law lets a third party treat an application as incomplete when its pull is refused, and a freeze lifts within 1 hour by phone or online (FCRA Section 605A, 15 U.S.C. 1681c-1). The lift is fast. Finding out you need one in the middle of underwriting is the problem.
Three things collide with a frozen specialty file during a purchase:
- Lender verification. Any file your underwriter asks for has to be open when the request arrives.
- A new bank account. ChexSystems says its freeze stops checking and savings accounts from being approved in your name without your consent. Open an account for your down payment or closing funds while it is frozen, and you need your PIN to lift it first.
- Utilities at the new home. The FTC says applying for utility service is applying for credit (FTC, Getting Utility Services). NCTUE collects new telecom and utility connect requests. A freeze there is one more thing to lift the week you move in.
Waiting costs you nothing. You freeze everything the day you close.

Six specialty agencies each hold a file on you, and each one gives you a free report once every 12 months on request (CFPB, List of consumer reporting companies, 2025). Most people learn these files exist only after someone turns them down.

A Denial Notice Names the File Behind the No
Ask any lender that turns you down which file it used. In the 12 months to June 2026, 16.1% of people who applied for any kind of credit were rejected (New York Fed, Survey of Consumer Expectations Credit Access Survey, 2026). That figure covers every kind of credit and does not say which file sat behind each no.
The notice does say. A lender that acts on a consumer report must name the agency, give its address and phone number, and tell you that you can get a free copy within 60 days and dispute what is in it (FCRA Sections 615 and 612(b)). Read the notice, then order that file the same day.
Fix Errors Before You Apply, Because an Open Dispute Can Stall Underwriting
Dispute errors before you apply, not during. Fannie Mae’s Selling Guide says that when a borrower has disputed information, the bureau confirms it is wrong, and underwriting must finish before the file is corrected, the lender cannot use the credit scores in manual underwriting (Fannie Mae, Selling Guide B3-5.2-03, 2026).
That makes the tool you pick matter. Credit Karma’s own help article says its Direct Dispute works only on TransUnion reports, so two of the three files a mortgage lender reads stay untouched. Among the 197 one- and two-star reviews in its latest 200, the most common complaint was a promised result that did not happen (43 of 197).
Mailing has its own traps. Among Dispute Beast’s 33 one- and two-star reviews in its latest 200, the most common complaint was paying for months with nothing changed (19 of 33). JCruz, a 1-star Trustpilot review of Dispute Beast, September 6, 2026:
“Credit agencies did not submmit. Most or all agencies replied saying Disputes submited by mail (Sprint) are not going to be applied for reasons like: it was not your person who requested such, if I was using 3rd party it has to be reported”
Be wary of anyone who sells you a clean file by closing day. On August 28, 2023, the CFPB settled with Progrexion Marketing and PGX Holdings, the companies behind Lexington Law and CreditRepair.com, for $2.7 billion over illegal advance fees for telemarketed credit repair and deceptive bait-and-switch advertising. On December 5, 2024, the CFPB announced the return of $1.8 billion to 4.3 million people charged those fees. The bureaus decide every dispute outcome, and no tool can promise a result.
Freeze Every File the Day Your Loan Funds
Freeze everything the day your mortgage funds and records. A freeze is free, does not affect your credit score, and goes on separately at each of the three bureaus (FTC, What To Know About Credit Freezes and Fraud Alerts, 2025).
Do the nationwide bureaus first. Then add the specialty files that matter to you: ChexSystems for new bank accounts, NCTUE for utilities and Innovis. A new home loan is a big new target for identity thieves, and these files are cheap to close.
