Read the DU findings message first: whether DU approved the loan with the disputed account included or only after leaving it out decides what happens next. If it was included, your lender needs no extra documentation for that account. If it was left out, your lender must investigate the account, and a tradeline that is truly wrong gets corrected by disputing it with the credit bureaus, which we draft letters for at all three.
A flag this late in underwriting feels like the loan is slipping away, and every day spent guessing makes it feel worse. It isn’t over. The message names the path, and each path has a next step.
Your DU findings message shows what a disputed tradeline means for your loan
The message tells you and your lender which of two paths you are on. DU first assesses the loan using every tradeline, disputed ones included, and when it approves on that basis, no further documentation or action is necessary (Fannie Mae Selling Guide, 2025).
The second path starts when DU does not approve with the disputed account counted. DU then re-assesses without it. Ask your loan officer to show you the exact message, because everything else follows from it.
What must the lender do if DU approves only after excluding the disputed account?
The lender must work out which of three situations applies: the account is not yours, it is yours but the information is wrong or incomplete, or it is yours and accurately reported. When the reporting is accurate and complete, the loan is not eligible for delivery as a DU loan, and manual underwriting is the route if the transaction qualifies. Fannie Mae’s published procedure runs in this order:
- When DU approves using the disputed tradelines, no further documentation or action is necessary.
- If DU does not approve with them included, it re-assesses the risk without them.
- If DU then approves, the lender investigates whether the borrower is responsible for the accounts and whether the information is accurate or complete.
- If the borrower is not responsible, the lender obtains supporting documentation and may deliver the loan as a DU loan.
- If the borrower is responsible, the lender investigates the information, including which aspect is disputed. If the borrower can provide documentation that disproves adverse information, such as canceled checks, the lender may deliver as a DU loan.
- If the borrower is responsible and the information is accurate and complete, the loan is not eligible as a DU loan. The lender may manually underwrite if the transaction is eligible.
- The monthly payments on the disputed tradelines must be counted in the debt-to-income ratio if the accounts belong to the borrower.

How do you dispute a wrong tradeline with all three credit bureaus?
You dispute it in writing with each bureau that reports the error, naming the account and what is wrong, with supporting documents attached. Each bureau must reinvestigate within 30 days of receiving your notice, and that period can stretch by up to 15 days if you send relevant information during it (15 U.S.C. § 1681i, 2024). The clock starts when the bureau receives the letter, not when you mail it, so allow for mail time.
Your lender can see all three reports, so a dispute at one bureau leaves the same error standing at the others. We pull reports from all three, flag items that look inaccurate, incomplete or unverifiable, and draft a ready-to-send FCRA letter for Equifax, Experian and TransUnion. The CFPB’s published steps for a mailed dispute are:
- Explain in writing what you think is wrong and why, and include copies of supporting documents.
- Include your contact information, the account number for each error, a clear explanation, a request that the information be corrected, and a copy of the report page with the disputed items marked.
- Send by certified mail with a return receipt if you want a record that the letter arrived.
- Contact each bureau online, by mail or by phone.
- Keep copies of the letter and everything you send.
- The bureau must investigate, forward your information to the company that reported it, and report back to you.
- You can also dispute with that company directly, in writing.
Some mortgage programs require dispute remarks to be resolved before closing. If you are weeks from applying, time your disputes with that in mind or tell your loan officer.
Can your lender resubmit the loan to DU after the error is corrected?
Yes. When there is documented evidence of material erroneous credit data, the underwriter should work with the credit repository to correct it and resubmit the loan to DU (Fannie Mae Selling Guide, Erroneous Credit Report Data). If significant derogatory credit was reported in error, the lender must also obtain written documentation that supports the error.
That is where your paper trail matters. A bureau’s written result, a creditor’s letter or a corrected report gives your lender something to file. If there is not enough time to get corrected information, or extenuating circumstances contributed to the derogatory credit, the lender may manually underwrite instead.
Do disputed medical collections trigger the DU disputed-tradeline message?
No. Fannie Mae says tradelines reported as medical debt are not shown in the disputed tradeline message, so lenders are not required to investigate disputed medical tradelines (Fannie Mae Selling Guide, DU Credit Report Analysis, B3-5.3-09). If a medical collection is your only dispute, this message is not what is holding your file.
What goes wrong with credit-dispute tools when a mortgage is on the line?
The tools people try first often stall on the step a mortgage needs most, a documented dispute at every bureau. If you paid and got nothing, that is a real loss, and you are not the only one who reports it. Dispute Beast shows 4.2 on Trustpilot across 2091 reviews, and in its latest 200 reviews, 21 of its 33 one- and two-star reviews say they paid for months and nothing changed. Hector M. gave a one-star Trustpilot review of Dispute Beast on August 25, 2026: “7 attacks for nothing.... don’t waste your time and money”
Credit Karma shows 1.1 on Trustpilot across 915 reviews, 72% of them one-star, and its Direct Dispute reaches TransUnion only. Lexington Law bills $139.95 a month, and 79 of its 134 one- and two-star reviews in its latest 200 raise the same paid-for-months complaint. We built the other route: letters for all three bureaus, drafted for you and signed by you.
A flagged tradeline is a question about one account, and your documents answer it
The flag does not decide your loan. It asks your lender to find out whose account this is and whether the reporting is right. A wrong account answered with written proof, disputed at every bureau that shows it, is what lets the file move forward again.
Which dispute options reach all three bureaus, and what do they cost?
Dovly and Credit Karma reach TransUnion only, while we draft letters for all three bureaus at $49.99 a month.

How CreditRefresh takes a wrong tradeline from report scan to a signed letter in three steps
When DU flags a tradeline that is truly wrong, you need a dispute at each bureau, and we take you from report scan to letter generation to mailing in three steps, with nothing to learn. Our AI reads your reports and drafts a dispute letter for each item that looks inaccurate, incomplete, unverifiable or too old to be reported. You review and sign each letter, then mail it yourself or have RushMail, our mailing partner, send it for a small per-letter fee.
Skip the paperwork. Start your dispute.
CreditRefresh drafts your FCRA dispute letter and tracks the 30-day investigation window. You review, approve, and send. You stay in control.
Get StartedCreditRefresh is included with Refresh Monitoring at $49.99 a month, with no setup fee and no contract, and you can cancel anytime. Trustpilot shows 4.6 across 22 reviews. Rory D. gave us five stars on Trustpilot on September 20, 2026: “Found errors that I was unaware of in a very short time”
Our guarantee is a refund promise, never a score promise. A member who completes the full program and finds that no bureau score has risen above its starting point can ask for every Refresh Monitoring payment back, and eligibility depends on the conditions at creditrefresh.ai/guarantee. We are not a law firm and do not give legal advice. The bureaus decide outcomes, scores depend on the rest of your file, and results vary and are not guaranteed.
Frequently Asked Questions
Does it matter whether the disputed account is a collection, a credit card or an auto loan?
The path turns on your DU findings message, not on the account type. The one account type Fannie Mae carves out is medical debt, which does not appear in the disputed-tradeline message. For every other disputed account, the approve-with or approve-without question above decides what your lender does.
Will winning a dispute raise my credit score?
Experian says filing a dispute has no impact on credit scores in and of itself, and a dispute changes the report only if the challenged information is inaccurate (Experian, 2026). A score moves only if the contents of your report change. The bureaus decide outcomes, and no one can promise a score change.
Is CreditRefresh a credit repair company?
We are software you control. Our AI drafts the dispute letters, and they are yours: your name, your signature, your decision to send. Letters are mailed only after you approve them, and we are not a law firm.
Can I dispute an account that is accurate?
Not to get it off your report. The CFPB says you generally cannot have negative information removed from your credit report if it is accurate (Consumer Financial Protection Bureau, 2026). Bureaus can also treat a dispute as frivolous, and we draft a letter only when an item has grounds for dispute.
Why do mortgage lenders look at all three credit bureaus when I dispute one account?
Fannie Mae requires the lender to request scores for each borrower from each approved score provider when ordering the three in-file merged credit report (Fannie Mae Selling Guide, General Requirements for Credit Scores). Where three scores come back, the lender uses the middle one. An error left standing at one bureau stays in the file your lender reads.
CreditRefresh drafts your FCRA dispute letters for Equifax, Experian and TransUnion, so a wrong tradeline gets disputed at every bureau and you review and sign each one. Our money-back guarantee covers every Refresh Monitoring payment for eligible members.
